Agents that tell you that they are an AFH expert because they have worked in an AFH. Perhaps their heart is in the right place, but they may have never sold an AFH and do not know the process.
Agents that tell you they have 50 prequalified buyers that they are working with and will charge you very little. Beware of discount brokers; you will end up with less money in your pocket.
Agents that disappear during the transaction. They better be unconscious in the hospital to excuse this behavior, and it is not uncommon.
An Agent comes to the front door and announces to the staff that they are selling the business.
Agents who do not screen the buyers. Everyone wants to see inside your home. Only well-qualified buyers will have the opportunity. You deserve an agent who will be there at every showing.
Buyers who will show up at your door alone. We will not disclose your location or name.
Agents who do not have a trained team that handles Adult Family Home transactions. It is very different, and you will need a trained team with experience.
